justify;\">据北京市住房和城乡建设委员会等部门,为贯彻落实住房城乡建设部、中国人民银行、金融监管总局《关于优化个人住房贷款中住房套数认定标准的通知》要求,坚持房子是用来住的、不是用来炒的定位,更好满足居民刚性和改善性住房需求,经市政府同意,现就优化我市个人住房贷款中住房套数认定标准通知如下:居民家庭(包括借款人、配偶及未成年子女)申请贷款购买商品住房时,家庭成员在本市名下无成套住房的,不论是否已利用贷款购买过住房,银行业金融机构均按首套住房执行住房信贷政策。</p><p class=\"t-img-caption\"><img src=\"https://static.tigerbbs.com/cb872b0b217b895dc72893a4f5060b23\" tg-width=\"640\" tg-height=\"438\"/></p><p style=\"text-align: justify;\">具体到一个居民家庭,“认房不认贷”后,能带来哪些好处?</p><p style=\"text-align: justify;\">举例来说,市民李先生家庭名下有一套房,是2017年贷款购买的。如今,因为家有二宝,李先生想换一套大点的房子。按照之前的政策,因为有过贷款记录,李先生即便是还清贷款后卖了名下这套房子再买,申请商业贷款时,也只能视为二套房。执行“认房不认贷”的新政后,李先生再“卖小买大”,申请商业贷款时,就可以视为首套房。</p><p style=\"text-align: justify;\">按北京市目前的政策,按普宅计算,首套房首付比例不低于35%,二套房首付比例不得低于60%,相差25%。以一套房子600万元计算,那就是在首付阶段可以少支出150万元。</p><p style=\"text-align: justify;\">澎湃援引北京中原首席分析师张大伟表示:</p><blockquote><p style=\"text-align: justify;\">“8月,北京二手房住宅网签10960套,同比依然低迷,市场期待出现政策微调。‘认房不认贷’的政策出台,是支持合理住房需求、保障房地产市场稳定健康发展的重要举措,符合市场期待。”</p></blockquote><p style=\"text-align: justify;\">易居研究院研究总监严跃进表示,认房不认贷政策,通俗来说,就是希望把更多购房群体和购房需求纳入到首套房的认定标准中。纳入到首套房标准,可以实实在在地降低首付比例和房贷利率。举例来说,当前上海一套新房平均总价大概为500万元。政策前,二套房最高比例(认购非普通住宅)为70%,即首付款需要350万元。而按照现在新政策,若纳入到首套房的认定范畴,那么首付款大约需要175万,相当于房价款的35%。<strong>当前上海二套房利率为5.25%,按照贷款本金200万、30年期等额本息计算,其利息总支出约为198万,月供约为11044元/月。若按新的政策,其利率为4.55%,其利息总支出约为167万,月供约为10193元/月。对比来看,利息总支出减少近31万元,月供减少约851元/月。</strong></p></body></html>","source":"live_wallstreetcn","collect":0,"html":"<!DOCTYPE
