Vuitton、Cartier、Chanel、Dior、Celine等门店流连忘返。</p><p>这是富豪的聚集地,也是<a href=\"https://laohu8.com/S/00010\">恒隆集团</a>的“聚宝盆”。</p><p>单独一座上海恒隆广场,上半年就为<a href=\"https://laohu8.com/S/00010\">恒隆集团</a>带来了8.91亿人民币的租赁收入,同比增长23%,日均约500万人民币。</p><p>7月31日,以奢侈品商场著称的恒隆集团公布上半年业绩。上半年,恒隆集团物业租赁总收入约55.23亿港元,同比增长4%。其中,内地物业租赁收入约37.75亿港元,同比增长5%,创历史新高;香港物业租赁收入约17.48亿港元,同比增长4%。</p><p>其中,内地高端商场表现亮眼,租赁收入约24.96亿元人民币,同比增长13%。</p><p>值得一提的是,接近满租的高端商场占恒隆内地全部高端商场(7座)的半壁江山还多(57.14%)。</p><p>截至2023年6月底,上海恒隆广场出租率高达100%,无锡恒隆广场、上海港汇恒隆广场、昆明恒隆广场的出租率也均在99%-97%之间。</p><p>作为经营奢侈品商场的地产大佬,恒隆集团董事长陈启宗很早就押宝内地掘金。他还揭示了一个让人意外的现象,“在过去的20年中,我们在内地的租赁收入从未出现过下滑的情况,甚至在过去三年的疫情间仍能保持稳健增长。尽管经济增长缓慢,我们仍然能够持续再创佳绩”。</p><p>陈启宗特别提到,上半年特别是前4个月,高端消费品市场增长势头非常好,与一般消费市场的状况完全不同。</p><p>与之相呼应的是,奢侈品巨头们上半年业绩也均在持续上涨。</p><p>爱马仕集团财报显示,爱马仕上半年实现销售收入66.98亿欧元,同比增长22%,其中,第二季度销售收入为33.17亿欧元,同比增长27.5%,高于市场预期。上半年归母净利润为22.26亿欧元,同比增长35.65%。</p><p>此外,Prada集团、LVMH集团和开云集团上半年销售收入分别同比上涨20.5%、15%和2%。</p><p>不仅如此,以中国市场为主的亚太地区(除日本)业绩格外强劲,爱马仕、LVMH上半年在该市场销售收入分别同比增长27.6%、23%,领跑其他地区市场。</p><p>而随着“奢侈品一哥”LVMH的业绩在去年创下历史新高,LVMH的市值今年以来已涨超23%,连带着LVMH掌门人贝尔纳·阿尔诺(Bernard Arnault)的身家也在4月超过了<a href=\"https://laohu8.com/S/TSLA\">特斯拉</a>CEO马斯克,以 2110 亿美元力压马斯克一度成为世界首富。</p><p>一群位于中产以上的高净值人群,支撑起了这些长期奢侈品消费。无论疫情期间、疫情后,富豪的消费永不落幕。</p><p>IPG中国区首席经济学家柏文喜表示,经济下行期,消费会出现分级现象,两极分化会更加剧烈,这也是恒隆内地物业租赁收入创新高,爱马仕等奢侈品巨头业绩逆势增长的主要原因。消费降级与高端消费坚挺、终端消费塌陷正是消费分级的具体体现。</p><p>因此,当下的消费市场中,一部分消费力向下,更追求性价比,大量的百货商场冷清关闭,一部分坚守高端消费,高端商场日益红火,如恒隆、爱马仕这样的企业就从其商业布局中受益。</p><p>而在未来,富豪的消费盛宴将继续升温。中国商业联合会奢侈品专业委员会常务副主任周婷表示,防疫政策放开后,中国的高净值人群更重要的事是恢复自己的现金流在全球范围内的活力,重新与全球产业建立连接,预计在一段时间的恢复过后,中国消费者会逐渐增加消费意愿,未来3-5年,中国仍将是全球奢侈品消费增速最快的国家,并推动奢侈品产业的发展。</p><p>这也是现实世界的折射。随着经济弱复苏,居民收入不及预期,消费者群体更加分化,相对应地,对企业经营者也提出了新的要求。</p><p>柏文喜表示,这样的趋势下,企业也要顺势而变,向需求微笑曲线的两端调整自身的商品与服务组合。</p><p>毕竟,全球经济的“大蛋糕“仍在,在适应新的“分化的消费市场”之后,无论是下沉如<a href=\"https://laohu8.com/S/PDD\">拼多多</a>还是高端如恒隆,都可以走出成功的模式。</p><p>陈启宗也在业绩会上表示,恒隆将致力提高运营效率,同时推动杭州恒隆广场、内地一些酒店及住宅等发展中项目,预计下半年恒隆业绩将获得增长。这都有望成为恒隆新的“现金奶牛”。</p><p>作为港资商业地产运营商的代表,二十多年来,陈启宗没有像大部分内地开发商那样追求快速高周转,而是专注于商业运营,尤其是高端商场。</p><p>在他眼里,“过去多年房地产(有)很多疯子,看重的是量的比拼、速度的比拼,只管做大,去贷款、借钱,而不是将重点放在企业赚了多少钱,简直到了一个莫名其妙的程度”。</p><p>现在,他做到了其他人无法做到的高度,仅靠商场运营,每年就有稳定的约百亿港元的收入,笑看风云。</p><p>时代风起云涌、跌宕起伏,但高端消费、奢侈品的保值、避风险功能不变,这让陈启宗与他的一众内地开发商同行区别开来,站立于风险之外。</p><p>这也使得恒隆、爱马仕、LVMH等众多老牌集团能够逆流而上,在未来,它们也将继续掀起新的造富浪潮。</p></body></html>","source":"wallstreetcn_api","collect":0,"html":"<!DOCTYPE 亿美元力压马斯克一度成为世界首富。一群位于中产以上的高净值人群,支撑起了这些长期奢侈品消费。无论疫情期间、疫情后,富豪的消费永不落幕。IPG中国区首席经济学家柏文喜表示,经济下行期,消费会出现分级现象,两极分化会更加剧烈,这也是恒隆内地物业租赁收入创新高,爱马仕等奢侈品巨头业绩逆势增长的主要原因。消费降级与高端消费坚挺、终端消费塌陷正是消费分级的具体体现。因此,当下的消费市场中,一部分消费力向下,更追求性价比,大量的百货商场冷清关闭,一部分坚守高端消费,高端商场日益红火,如恒隆、爱马仕这样的企业就从其商业布局中受益。而在未来,富豪的消费盛宴将继续升温。中国商业联合会奢侈品专业委员会常务副主任周婷表示,防疫政策放开后,中国的高净值人群更重要的事是恢复自己的现金流在全球范围内的活力,重新与全球产业建立连接,预计在一段时间的恢复过后,中国消费者会逐渐增加消费意愿,未来3-5年,中国仍将是全球奢侈品消费增速最快的国家,并推动奢侈品产业的发展。这也是现实世界的折射。随着经济弱复苏,居民收入不及预期,消费者群体更加分化,相对应地,对企业经营者也提出了新的要求。柏文喜表示,这样的趋势下,企业也要顺势而变,向需求微笑曲线的两端调整自身的商品与服务组合。毕竟,全球经济的“大蛋糕“仍在,在适应新的“分化的消费市场”之后,无论是下沉如拼多多还是高端如恒隆,都可以走出成功的模式。陈启宗也在业绩会上表示,恒隆将致力提高运营效率,同时推动杭州恒隆广场、内地一些酒店及住宅等发展中项目,预计下半年恒隆业绩将获得增长。这都有望成为恒隆新的“现金奶牛”。作为港资商业地产运营商的代表,二十多年来,陈启宗没有像大部分内地开发商那样追求快速高周转,而是专注于商业运营,尤其是高端商场。在他眼里,“过去多年房地产(有)很多疯子,看重的是量的比拼、速度的比拼,只管做大,去贷款、借钱,而不是将重点放在企业赚了多少钱,简直到了一个莫名其妙的程度”。现在,他做到了其他人无法做到的高度,仅靠商场运营,每年就有稳定的约百亿港元的收入,笑看风云。时代风起云涌、跌宕起伏,但高端消费、奢侈品的保值、避风险功能不变,这让陈启宗与他的一众内地开发商同行区别开来,站立于风险之外。这也使得恒隆、爱马仕、LVMH等众多老牌集团能够逆流而上,在未来,它们也将继续掀起新的造富浪潮。","news_type":1},"isVote":1,"tweetType":1,"viewCount":2110,"authorTweetTopStatus":1,"verified":2,"comments":[],"imageCount":0,"langContent":"CN","totalScore":0}],"lives":[]}
