Read on to find out why Buffett and his team are all-in on this high-yield stock (which currently tips the scales at 4.7%).</p>\n<h3>A great store of value</h3>\n<p>Let's pull the curtain back: The stock in question is <b>Store Capital</b> (NYSE:STOR), which has the distinction of being Berkshire's only real estate investment trust (REIT). As a retail REIT, Store Capital owns and leases retail properties, specifically those operated by single tenants.</p>\n<p>But uniqueness in a portfolio and obvious affection from the investing master are not sufficient reasons for us to put money into a stock (plus, we should remember that Buffett has had his share of misfires -- for example, with troubled food giant <b>Kraft Heinz</b>). So let's explore whether or not Store Capital is a worthy buy for the average investor.</p>\n<p><img src=\"https://static.tigerbbs.com/8151e4a9b31770a27bc464b895522228\" tg-width=\"700\" tg-height=\"466\" referrerpolicy=\"no-referrer\"></p>\n<p>Image source: Getty Images.</p>\n<p>Buffett has always been drawn to companies with straightforward business models and reliable growth. Store Capital certainly ticks those boxes; in the pre-pandemic days, it did a fine job of increasing its revenue. In fact, it managed to nearly double its top line from 2016 to 2019, from just over $376 million to nearly $700 million. Adjusted funds from operations (or AFFO, the most meaningful profitability metric for REITs) leaped even higher, rising from $246 million in 2016 to $463 million in 2019.</p>\n<p>REITs are obligated to spend the vast bulk of their net profits on shareholder remuneration, which is why their dividends tend to be generous relative to other types of companies.</p>\n<p>Store Capital is no different, and thanks to that rising AFFO and bottom line, there always seems to be room for an increase. The REIT has boosted its quarterly dividend at least once annually since going public in late 2014. Across that not-quite-seven year stretch the payout has ballooned from slightly over $0.11 per share to the present level of $0.36.</p>\n<p>The coronavirus pandemic crashed hard into the retail sector, leading to store closures and a general reluctance among customers to leave their homes to shop. That would have been devastating for Store Capital had it not been so widely diversified. The company has properties in 49 states, only <a href=\"https://laohu8.com/S/AONE.U\">one</a> of which (Texas) comprises over 10% of the total dollar amount of that portfolio. The REIT is even more assertive in hedging its tenant list; no single renter is responsible for more than 3% of the total.</p>\n<p>As a result, compared to many other retail REITs (and the retail industry in general), Store Capital has done a good job threading its way through the pandemic. As the coronavirus spread last year, the company pulled back sharply on its typically busy acquisition activity, reducing its buys to a total of just over $800 million, down from $1.69 billion in 2019 and $1.63 billion in 2018.</p>\n<p>Still, $800 million is a big pile for asset buys. So that curtailed-yet-still-vibrant investment activity, combined with Store Capital's standard rent increases, helped the company actually grow its revenue for the year (it was up by over 4% compared to 2019). AFFO inched up by slightly more than 1% -- a pretty small number, but hey, in that environment any growth at all was an impressive feat.</p>\n<h3>Open doors and open wallets</h3>\n<p>So it stands to reason that as the coronavirus (hopefully) starts to recede in a big way as the threat of the delta variant decreases, Store Capital will be in a position to really rack it up. In announcing its second-quarter results in August, the company lifted its AFFO guidance for the full year to $1.94 to $1.97 per share from the previous $1.90-to-$1.96 range. If realized, this would be a meaningful improvement over 2020's $1.83.</p>\n<p>I think Store Capital's new forecast is still conservative. With recent large-scale vaccination mandates dealing hard blows to the coronavirus, even more people will escape their homes for bouts of shopping, to the point where crowds will be the rule and not the exception.</p>\n<p>When this happens, this REIT will start putting up some powerful growth numbers. Store Capital more than held its own during the pandemic; imagine how well it'll do in a much healthier and freer environment.</p>\n<p>We can also easily envision the company maintaining its dividend raise habit as we return to something approaching normal life. By creating an integrated platform offering multiple financial products with strong synergies across each one, SoFi is able to tap into multiple total addressable markets. The SoFi strategy is to build a membership experience and a full suite of products that leverages the financial services productivity loop. This is where it builds trust and a relationship in the first product to drive success in the next. This should see the company realize a higher customer lifetime value against lower customer acquisitions costs. It forms a competitive advantage against single product competition and creates the conditions for profits and free cash flow generation.</p>\n<p>The financial rationale underpinning this thesis is a revenue compound annual growth rate of at least 42% through to fiscal 2025 with adjusted EBITDA margins at 45%. This should see an average quarterly revenue of at least $1 billion from fiscal 2025.</p>\n<p class=\"t-img-caption\"><img src=\"https://static.tigerbbs.com/383c2ac508db6c9e1131e95639cfc84f\" tg-width=\"640\" tg-height=\"289\" width=\"100%\" height=\"auto\"><span>SoFi Adjusted Net Revenue And Adjusted EBITDA Guidance</span></p>\n<p>While my expected adjusted revenue growth rate comes in higher than SoFi's guidance by $331 million, the adjusted EBITDA should at minimum mirror provided guidance. SoFi's strategy should then see a material portion of this revenue converted into free cash flow. As at the end of its last reported quarter, for every $1 in revenue created, the company was able to convert 12.5 cents into free cash flow. This saw FCF, which is cash from operations minus capital expenditures, come in at $55.80 million for the 6 months ending June 30, 2021.</p>\n<p><b>The Winner Takes Most</b></p>\n<p>Cash is king. This is one of the most universal statements in business due to its importance in ascertaining the overall fiscal health of a company. Hence, with SoFi currently holding cash and equivalents of $462 million, the company's expected generation of free cash flow in the years coming places it in a healthy financial position. Further, the potential granting of a new banking charter, the increased operational scale of its strategy, the trajectory of its new financial services, and the retrenchment of pandemic era constraints on its business should see the company rise to realize incremental improvements to its FCF conversion rate. My bullish thesis states that this has a capacity to rise to at least 17 cents on the dollar or a free cash flow margin of 17%.</p>\n<p>This should likely see free cash flow come in at just under $700 million generated on revenue of $4 billion in fiscal 2025. This leaves the only remaining equation to be what multiple on FCF the market will extend to SoFi at this point in the future. Square (SQ) currently trades on a 74x multiple to its cash flows, hence a 40x multiple to FCF could be stated as somewhat prudent, albeit not entirely conservative. This should see the total market capitalization of the company at roughly $28 billion, a 100% increase from its current $14 billion market cap. Annualized returns at 25% from fiscal 2022 would be far in excess of historical returns from the broader market.</p>\n<p>Of course, the actual end market capitalization could be a widely different figure as it will be dictated by a number of factors that are hard to forecast so far ahead. Firstly, the bank charter is not guaranteed, and a delay beyond this timeline would see actual free cash flow generated come in materially lower. Further, with the pandemic still raging, further interventions by the federal government in SoFi's core lending market cannot be entirely ruled out. Another risk also arises from competition from other established fintech firms looking to mimic SoFi's integrated financial platform strategy as it would create mirror offerings.</p>\n<p><b>A Blueprint For Growth</b></p>\n<p>SoFi is scratching the surface of the total American TAM for digital financial services. Hence, the company is likely in the very early innings of its growth. The digitization of finance from the proliferation of new generation fintech firms is transferring value away from the traditional banking incumbents.</p>\n<p>I backed up the truck on SoFi because the company has a clear strategy for value creation being driven by a high-quality management team. The continued positive trajectory of multi-product membership growth is a strong vote of confidence in the ability of the company's strategy to boost LTV and reduce CAC. This should highlight itself in SoFi's financials as a boost to FCF in the years ahead.</p>\n<p>Investing takes a lot of conviction and is an incredibly solitary experience where your mind becomes the only foundation to lean on when making investment decisions. These decisions should not be taken lightly as they spell the difference between wealth creation or destruction. By creating an integrated platform offering multiple financial products with strong synergies across each one, SoFi is able to tap into multiple total addressable markets. The SoFi strategy is to build a membership experience and a full suite of products that leverages the financial services productivity loop. This is where it builds trust and a relationship in the first product to drive success in the next. This should see the company realize a higher customer lifetime value against lower customer acquisitions costs. It forms a competitive advantage against single product competition and creates the conditions for profits and free cash flow generation.\nThe financial rationale underpinning this thesis is a revenue compound annual growth rate of at least 42% through to fiscal 2025 with adjusted EBITDA margins at 45%. This should see an average quarterly revenue of at least $1 billion from fiscal 2025.\nSoFi Adjusted Net Revenue And Adjusted EBITDA Guidance\nWhile my expected adjusted revenue growth rate comes in higher than SoFi's guidance by $331 million, the adjusted EBITDA should at minimum mirror provided guidance. SoFi's strategy should then see a material portion of this revenue converted into free cash flow. As at the end of its last reported quarter, for every $1 in revenue created, the company was able to convert 12.5 cents into free cash flow. This saw FCF, which is cash from operations minus capital expenditures, come in at $55.80 million for the 6 months ending June 30, 2021.\nThe Winner Takes Most\nCash is king. This is one of the most universal statements in business due to its importance in ascertaining the overall fiscal health of a company. Hence, with SoFi currently holding cash and equivalents of $462 million, the company's expected generation of free cash flow in the years coming places it in a healthy financial position. Further, the potential granting of a new banking charter, the increased operational scale of its strategy, the trajectory of its new financial services, and the retrenchment of pandemic era constraints on its business should see the company rise to realize incremental improvements to its FCF conversion rate. My bullish thesis states that this has a capacity to rise to at least 17 cents on the dollar or a free cash flow margin of 17%.\nThis should likely see free cash flow come in at just under $700 million generated on revenue of $4 billion in fiscal 2025. This leaves the only remaining equation to be what multiple on FCF the market will extend to SoFi at this point in the future. Square (SQ) currently trades on a 74x multiple to its cash flows, hence a 40x multiple to FCF could be stated as somewhat prudent, albeit not entirely conservative. This should see the total market capitalization of the company at roughly $28 billion, a 100% increase from its current $14 billion market cap. Annualized returns at 25% from fiscal 2022 would be far in excess of historical returns from the broader market.\nOf course, the actual end market capitalization could be a widely different figure as it will be dictated by a number of factors that are hard to forecast so far ahead. Firstly, the bank charter is not guaranteed, and a delay beyond this timeline would see actual free cash flow generated come in materially lower. Further, with the pandemic still raging, further interventions by the federal government in SoFi's core lending market cannot be entirely ruled out. Another risk also arises from competition from other established fintech firms looking to mimic SoFi's integrated financial platform strategy as it would create mirror offerings.\nA Blueprint For Growth\nSoFi is scratching the surface of the total American TAM for digital financial services. Hence, the company is likely in the very early innings of its growth. The digitization of finance from the proliferation of new generation fintech firms is transferring value away from the traditional banking incumbents.\nI backed up the truck on SoFi because the company has a clear strategy for value creation being driven by a high-quality management team. The continued positive trajectory of multi-product membership growth is a strong vote of confidence in the ability of the company's strategy to boost LTV and reduce CAC. This should highlight itself in SoFi's financials as a boost to FCF in the years ahead.\nInvesting takes a lot of conviction and is an incredibly solitary experience where your mind becomes the only foundation to lean on when making investment decisions. These decisions should not be taken lightly as they spell the difference between wealth creation or destruction. Fed Chair Jerome Powell said this week that the central bank will consider a faster wind-down of its bond-buying program, prompting speculation that interest rate hikes would also be brought forward.</p>\n<p>\"There's not enough in the jobs report to dissuade the Fed from accelerating the taper and (it) leaves the door open for a quicker rate hike than the market might have been anticipating,\" said Steve Sosnick, chief strategist at Interactive Brokers.</p>\n<p>On top of this he pointed to concerns that the Omicron variant appeared to be spreading faster than Delta, the last most prevalent version of COVID-19.</p>\n<p>The number of countries reporting Omicron cases kept rising on Friday but there was still little clarity on the severity of the disease or the level of protection provided by existing COVID-19 vaccines.</p>\n<p>The Dow Jones Industrial Average fell 59.71 points, or 0.17%, to 34,580.08, the S&P 500 lost 38.67 points, or 0.84%, to 4,538.43 and the Nasdaq Composite dropped 295.85 points, or 1.92%, to 15,085.47.</p>\n<p>The S&P, the Dow and the Nasdaq all registered declines for a week in which they swung wildly from day to day as investors reacted to Omicron news and Powell's comments.</p>\n<p>The S&P's decline of 1.2% was its second weekly decline in a row while the Nasdaq fell 2.62%, also its second straight week of losses. The Dow dropped 0.92% in its fourth consecutive weekly decline.</p>\n<p>In a clear indication of investor nerves, Wall Street's fear gauge, the CBOE Market Volatility index, went above 35, in afternoon trading, for the first time since late January. It pared some gains however to close up 9.7 points at 30.67.</p>\n<p>Meanwhile the S&P sector outperformers were defensive sectors consumer staples, closing up 1.4% and utilities, adding 1%, followed by healthcare, which climbed 0.25%.</p>\n<p>By the end of the session, consumer discretionary, down 1.8%, was the biggest loser, followed by technology , which fell 1.65%.</p>\n<p>Decliners included heavyweights such as Tesla, down 6%, and Nvidia, down 4% and both Apple Inc and Microsoft losing more than 1%.</p>\n<p>\"It's hard to argue that stocks with such huge valuations are defensive,\" said Interactive Brokers' Sosnick.</p>\n<p>And with large cap technology stocks having avoided a recent deterioration in the broader markets, Sosnick said: \"That's catching up to those stocks.\"</p>\n<p>The economically sensitive Dow fell less than its peers during the session while other cyclical sectors like industrials , materials also outperformed.</p>\n<p>DocuSign Inc closed down 42% after the electronic signature solutions firm forecast downbeat fourth-quarter revenue.</p>\n<p>Declining issues outnumbered advancing ones on the NYSE by a 2.68-to-1 ratio; on Nasdaq, a 3.39-to-1 ratio favored decliners.</p>\n<p>The S&P 500 posted 11 new 52-week highs and six new lows; the Nasdaq Composite recorded 15 new highs and 682 new lows.</p>\n<p>On U.S. exchanges 13.8 billion shares changed hands compared with the 11.52 billion average for the last 20 sessions. This should see the company realize a higher customer lifetime value against lower customer acquisitions costs. It forms a competitive advantage against single product competition and creates the conditions for profits and free cash flow generation.</p>\n<p>The financial rationale underpinning this thesis is a revenue compound annual growth rate of at least 42% through to fiscal 2025 with adjusted EBITDA margins at 45%. This saw FCF, which is cash from operations minus capital expenditures, come in at $55.80 million for the 6 months ending June 30, 2021.</p>\n<p><b>The Winner Takes Most</b></p>\n<p>Cash is king. This is one of the most universal statements in business due to its importance in ascertaining the overall fiscal health of a company. Hence, with SoFi currently holding cash and equivalents of $462 million, the company's expected generation of free cash flow in the years coming places it in a healthy financial position. Further, the potential granting of a new banking charter, the increased operational scale of its strategy, the trajectory of its new financial services, and the retrenchment of pandemic era constraints on its business should see the company rise to realize incremental improvements to its FCF conversion rate. My bullish thesis states that this has a capacity to rise to at least 17 cents on the dollar or a free cash flow margin of 17%.</p>\n<p>This should likely see free cash flow come in at just under $700 million generated on revenue of $4 billion in fiscal 2025. This leaves the only remaining equation to be what multiple on FCF the market will extend to SoFi at this point in the future. Square (SQ) currently trades on a 74x multiple to its cash flows, hence a 40x multiple to FCF could be stated as somewhat prudent, albeit not entirely conservative. This should see the total market capitalization of the company at roughly $28 billion, a 100% increase from its current $14 billion market cap.
