Centrepoint Trust (FCT), Keppel Reit (KReit) and Mapletree Commercial Trust (MCT) are among the preferred Singapore real estate investment trust (S-Reit) picks of DBS, as the country returns to Phase 2 (Heightened Alert) in a bid to control the spread of Covid-19.\nThe brokerage has also recommended several industrial Reits as \"safe harbours\".\nOn Tuesday, Singapore's Covid-19 taskforce reinstated a ban on dining at food and beverage outlets. These F&B players will only be allowed to offer takeaways and deliveries.\nSocial gatherings outside the home will also be limited to group sizes of two people. These new restrictions will last for about a month.\nDBS expects the restrictions will lead to a 6 to 10 per cent cut in earnings estimates for retail Reits, which may have to grant rental rebates to their F&B tenants.\n\"With restaurants now possibly facing up to two months of not having dine-in customers, we fear that some restaurants may be forced to throw in the towel,\" the brokerage said in a report dated Wednesday.\nBut DBS continues to like FCT, which is exposed to the \"more resilient essential tenant trades\". Most of FCT's malls are located in the suburban parts of Singapore, and tend to be frequented by shoppers in need of groceries or other essentials.\nDBS has a \"buy\" call on FCT and a target price of S$3, which is 25 per cent above the trust's close on Wednesday at S$2.40.\nMeanwhile, an extension of the current work-from-home arrangements could affect office leasing momentum.\nBut DBS is positive on the outlook for KReit and MCT as it sees them as \"better positioned to attract new economy tech firms\".\nIt has \"buy\" calls on both with target prices of S$1.40 and S$2.25, respectively. The company warned three months back that it expected greater impacts from supply-chain issues in the September quarter than it saw in the June quarter, but the global crunch appears to have intensified since Apple last faced investors -- a recent Bloomberg News report indicated that Apple was planning to cut its iPhone 13 production targets for the year due to component shortages.</p>\n<p>In perhaps a sign of its confidence, Apple plowed ahead with numerous device launches in the past two months. The company held its traditional September iPhone launch event, which also featured Apple Watch and iPad introductions, and then it unveiled new MacBook Pros and AirPods a month later.</p>\n<p>Potential supply constraints threaten to muddy an already uneventful iPhone launch and come at a crucial time for Apple as it heads into the holiday season. Even in less dramatic times for the global consumer-electronics industry, Apple has sometimes struggled to meet holiday-quarter demand for popular gift-giving items like its AirPods.</p>\n<p>Still, one analyst saw a potential positive for Apple amid the global disruption. If the company indeed faces component shortages that will impact its ability to get devices to consumers, its rivals could be feeling the crunch even more deeply, according to <a href=\"https://laohu8.com/S/MSTLW\">Morgan Stanley</a>'s Katy Huberty. Apple gets \"preferential treatment\" from its suppliers in tight situations, she argued, positioning it potentially to win market share during this stretch.</p>\n<p>D.A. Davidson analyst Tom Forte wrote that he was \"heartened\" to see relatively quick lead times for the products Apple announced in October. He'll be monitoring for the revenue and profit impacts of supply issues on Apple's earnings call.</p>\n<p>HP Inc., one of those Apple rivals, painted a mixed picture recently as executives called out continued strong demand for the company's personal computers but noted that they expect shortages to persist into next year. The company faces a growing backlog.</p>\n<p>It has been more than a year since Apple last issued a traditional financial outlook along with its earnings report, and it's unlikely that the company will go back to its old guidance-giving ways amid uncertainty about supply dynamics. Still, investors will be looking for some signals of how the latest iPhone line has performed in its first few weeks of availability as well as for broader indications of Apple's ability to manage supply-chain disruptions in the months ahead.</p>\n<p><b>What to watch for</b></p>\n<p><b>Earnings: </b>Analysts tracked by FactSet expect that Apple earned $1.24 a share in its fiscal fourth quarter, up from 73 cents a share in the year-earlier period. According to Estimize, which crowdsources projections from hedge funds, academics and others, the average earnings estimate calls for $1.33 a share.</p>\n<p><b>Revenue:</b> The FactSet consensus calls for September-quarter revenue of $84.99 billion, up from $64.7 billion a year prior. The average projection on Estimize is for $87.09 billion.</p>\n<p>Analysts tracked by FactSet are looking for $41.16 billion in iPhone sales; $7.25 billion in iPad sales; $9.15 billion in Mac sales; $9.40 billion in wearables, home and accessories sales; and $17.70 billion in services revenue.</p>\n<p><b>Stock movement:</b> Apple shares have fallen the day after each of the company's last four earnings reports. Shares have added 12.2% so far this year as the Dow Jones Industrial Average , which counts Apple as a component, has risen 16.6%.</p>\n<p>Analysts remain generally upbeat about Apple's prospects: Of the 43 tracked by FactSet who cover Apple's stock, 32 have buy ratings, nine have hold ratings, and two have sell ratings. The average price target listed is $167.32, which is 12.5% above recent levels.</p>\n<p><b>What analysts are saying</b></p>\n<p><a href=\"https://laohu8.com/S/SNAP\">Snap Inc</a>.'s (SNAP) pain could be Apple's gain.</p>\n<p>The smartphone giant has been orienting itself as a champion of privacy, which is hurting social-media companies on Snap that have relied on the ability to track user activity and target advertisements accordingly.</p>\n<p>Users have gradually been upgrading their device operating systems to newer versions of Apple's iOS that allow for the ability to opt out of third-party tracking, and Snap expects a significant impact from the changes. Its shares suffered a record fall after its September-quarter report, suggesting to at least one analyst that Apple may be poised to benefit by appealing to advertisers itself.</p>\n<p>While Apple has clamped down on the ability for third parties to track user activity for marketing purposes, the company is also trying to build out its own advertising business, and Evercore ISI analyst Amit Daryanani wrote that the disruptions felt by Snap could help \"newer players in the market like Apple at the expense of more established competitors,\" though admittedly Apple's measurement tools may not be ideal for some in the ad market.</p>\n<p>\"Apple's recent actions may be focused on privacy, but it also creates a very favorable environment as they look to build an advertising business that we think could eventually generate $20 billion in annual revenue,\" he wrote.</p>\n<p>Advertising sits within Apple's services business, along with the App Store, which has increasingly become an area of contention. Apple takes up to 30% of in-app purchases made through its payment system, and some high-profile developers have asked for an alternate payment option. The company held its traditional September iPhone launch event, which also featured Apple Watch and iPad introductions, and then it unveiled new MacBook Pros and AirPods a month later.\nPotential supply constraints threaten to muddy an already uneventful iPhone launch and come at a crucial time for Apple as it heads into the holiday season. Even in less dramatic times for the global consumer-electronics industry, Apple has sometimes struggled to meet holiday-quarter demand for popular gift-giving items like its AirPods.\nStill, one analyst saw a potential positive for Apple amid the global disruption. If the company indeed faces component shortages that will impact its ability to get devices to consumers, its rivals could be feeling the crunch even more deeply, according to Morgan Stanley's Katy Huberty. The stock is up nearly 30% this year, slightly outpacing the gains of <a href=\"https://laohu8.com/S/FB\">Facebook</a> and <a href=\"https://laohu8.com/S/SNAP\">Snap Inc</a>. But even though Twitter reported better-than-expected earnings after the closing bell Thursday, challenges remain. </p>\n<p>Twitter launched a Snapchat-esque disappearing tweets feature called Fleets last year but has already pulled the plug on it, sayingthe function will go awayin August.</p>\n<p>The company hasn't \"seen an increase in the number of new people joining the conversation with Fleets like we hoped,\" Ilya Brown, Twitter's vice president of product,wrote in a blog postearlier this month.</p>\n<h3><b>Looking for more users</b></h3>\n<p>The Fleets failure is emblematic of Twitter's challenges: trying to prove to users and advertisers that it can be more than a news wire on steroids for media junkies. Donald Trump also is no longer a presence on the platform, having been banned just weeks before his presidency ended following the violent protests at the Capitol on January 6.</p>\n<p>That leaves Twitter in the uncomfortable position of being accused of anti-conservative bias while trying to fill a giant content void to attract more users.</p>\n<p>Twitter ended the second quarter with 206 million users, up nearly 11% from a year ago and more than 3% above the 199 million users it had at the end of March. That's steady, but not spectacular, growth.</p>\n<p>Some shareholders are also worried that <a href=\"https://laohu8.com/S/TWTR\">Twitter</a> hasn't done enough to crack down on controversial content.</p>\n<p>Activist firm and Twitter investor Arjuna Capital made a shareholder proposal at the company's annual meeting in late May that called for the company to add someone with a human rights or civil rights background to its board. Or better yet, both.</p>\n<p>Arjuna has made similar proposals to Facebook as well as Google and YouTube owner <a href=\"https://laohu8.com/S/GOOG\">Alphabet</a>, but its suggestions have been voted down by shareholders at those companies.</p>\n<p>\"Only after the violent attack on the U.S. Capitol was Donald Trump banned from the platform to stop the further incitement of violence,\" said Natasha Lamb, managing partner at Arjuna Capital, at Twitter's annual meeting.</p>\n<p>\"The ties between the company's business model and threats to civil and human rights can no longer be ignored,\" she added. \"And while this model has been profitable, it is increasingly problematic, threatening Twitter's brand and social license to operate.\"</p>\n<p>Ad revenue is the lifeblood of Twitter's business, accounting for about 85% of total sales.Lamb argued that \"Twitter is losing the trust of its advertisers, users, and perhaps most importantly, public policymakers.\"</p>\n<h3><b>Should Dorsey focus more on Twitter? Or Square? </b></h3>\n<p>Twitter isn't out of the woods with politicians yet, either.Trump is suing CEO Jack Dorsey, along with <a href=\"https://laohu8.com/S/FB\">Facebook</a> 's Mark Zuckerberg and Alphabet's Sundar Pichai, over his bans from the platforms.</p>\n<p>During the Twitter annual meeting, Dorsey said about Trump that \"we went directly towards our terms of service in the removal of that account. There's no switching from that. When we permanently ban an account, we permanently ban it.\"</p>\n<p>Yet there are members of Congress from both parties who areconcerned about the presence of misinformationon Twitter and other social media platforms, which raises worries that they may try to impose stricter regulations down the road.</p>\n<p>Finally, some Twitter investors and analysts are still anxious about Dorsey being stretched too thin, because he continues to run Twitter as well as the digital payments giant <a href=\"https://laohu8.com/S/SQ\">Square, Inc</a>.</p>\n<p>There have been intermittent calls from analysts for Dorsey to choose one of his companies and manage it full time. Square's stock has been a much better performer since its 2015 initial public offering than Twitter has since going public in 2013. For that reason, some analysts think Dorsey needs to dedicate all his efforts to growing <a href=\"https://laohu8.com/S/TWTR\">Twitter</a>. The social media firm doesn't generate the type of cool buzz that YouTube, TikTok and Snapchat do among millennials and Gen Z influencers.\nEven so, Twitter is having an outstanding 2021 on Wall Street. The stock is up nearly 30% this year, slightly outpacing the gains of Facebook and Snap Inc. But even though Twitter reported better-than-expected earnings after the closing bell Thursday, challenges remain. \nTwitter launched a Snapchat-esque disappearing tweets feature called Fleets last year but has already pulled the plug on it, sayingthe function will go awayin August.\nThe company hasn't \"seen an increase in the number of new people joining the conversation with Fleets like we hoped,\" Ilya Brown, Twitter's vice president of product,wrote in a blog postearlier this month.\nLooking for more users\nThe Fleets failure is emblematic of Twitter's challenges: trying to prove to users and advertisers that it can be more than a news wire on steroids for media junkies. Donald Trump also is no longer a presence on the platform, having been banned just weeks before his presidency ended following the violent protests at the Capitol on January 6.\nThat leaves Twitter in the uncomfortable position of being accused of anti-conservative bias while trying to fill a giant content void to attract more users.\nTwitter ended the second quarter with 206 million users, up nearly 11% from a year ago and more than 3% above the 199 million users it had at the end of March. That's steady, but not spectacular, growth.\nSome shareholders are also worried that Twitter hasn't done enough to crack down on controversial content.\nActivist firm and Twitter investor Arjuna Capital made a shareholder proposal at the company's annual meeting in late May that called for the company to add someone with a human rights or civil rights background to its board.
