深圳政府对房地产行业又干出一件事,我和我的小伙伴们都惊呆了:指导定价。深圳住建局官网发了一个整整84页的pdf文件,里面罗列了深圳全部3595个住宅小区。每个小区,都给了一个单独的成交指导价。 数字精确到百位数,强行一刀切,有点上海指导茅台1499一瓶零售价喝味道不?关键是政府发布的这个指导价,是明显低于市场价的,很多热门小区的官方指导价,和实际成交价相比,普遍打了6-7折,最低一个给打了5折。 因为政府已经给了一个这么细致的指导价了,一小区一价,而且以后每年更新一回。肯定不会说说就了事。后面应该还会有一些细则出来,为指导价“保驾护航”。比如最直接的,深圳中介已经火速隐藏各小区的参考均价了。一水儿全是:暂无数据。 中介协会今天还发了一个提示:要求中介敦促业主合理调整委托价格。在发布房源信息时,应以参考价格为重要依据,合理发布。反正是,不能跟政府指导价拗着来,敢发高价房源、吆喝高价,就罚你(中介)。 只要房东不愿降,市场买方需求强,管是管不住的,所以这个文件的“七寸”其实是:会不会让银行严格按照这个官方指导价来评估房价、放贷。 注意,如果银行配合,那这个事情就大了。比如,一套房子市场价500万,现在贷款六成是300万。首付要掏200万。假如官方指导价是300万,银行按指导价放贷,六成就只有180万。首付一下子陡增到了320万。买方的压力就大了!掏不住这么多钱了。贷款被压制,存量房价失去了一大批买家做支撑,市场的风向可能就会改变,这才是真正的狠招。 可以明确的是,深圳楼市要变天了,政府为了改变大家的理财习惯,把钱往资本市场赶过去,真的是呕心沥血啊,利好股市!
