For instance, Microsoft Whiteboard in Teams -- a feature that allows remote collaboration -- has seen a 12-fold increase in monthly active users over the past year. And while Teams is a free product, it adds substantial value to Microsoft 365, the company's software-as-a-service offering.</p>\n<p>In the first half of fiscal 2021 (the six months ended Dec. 31, 2020), sales in Microsoft's productivity segment jumped 12%, driven by 21% growth in Office 365 commercial revenue. Also noteworthy, Dynamics 365 sales -- a hybrid of enterprise resource planning (ERP) and customer relationship management (CRM) software -- jumped 38% during the same period.</p>\n<p><b>Cloud computing and gaming</b></p>\n<p>Microsoft Azure is the second most popular public cloud in the world, and it's gaining ground on <b>Amazon</b> Web Services (AWS). At the end of 2020, Azure had achieved 20% market share, up from 15% at the end of 2018. Meanwhile, AWS has dropped from 33% to 32% over that period.</p>\n<p>To avoid vendor lock-in, more cloud computing customers are opting for hybrid or multi-cloud solutions -- meaning cloud resources are split between on-premise data centers and <a href=\"https://laohu8.com/S/AONE.U\">one</a> or more public clouds. Microsoft has leaned into this trend and established itself as a leader.</p>\n<p>Azure Arc enables clients to extend Azure management to any environment. Put another way, users can manage all cloud resources from one location, even if those resources aren't stored in Microsoft's cloud. In a recent earnings call, CEO Satya Nadella called it \"the most successful\" launch in the company's history \"with the most devices ever sold in a launch month.\" That helped drive gaming revenue of $2.3 billion in the first six months of fiscal 2021, up 38% from the prior year.</p>\n<p><b>The big picture</b></p>\n<p>Microsoft has delivered an impressive financial performance in recent years, driven primarily by strength in its productivity and cloud computing businesses.</p>\n<p>Both revenue and free cash flow have logged double-digit compound annual growth rates, and investors should note the company's gross margin has trended upward as well, rising from 65% in 2017 to 68% in the trailing 12-month period. That improving profitability has actually helped free cash flow grow more quickly than revenue.</p>\n<p>Also noteworthy, Microsoft currently has $132 billion in cash, equivalents, and short-term investments on its balance sheet. That's more than double its $60 billion of debt, putting the company in a very healthy financial position.</p>\n<p>In terms of valuation, Microsoft trades at 12 times sales and 36 times earnings. Both of those figures are at the high end of their historical ranges. In other words, the stock looks more pricey today than it has for most of the last decade.</p>\n<p><b>The verdict</b></p>\n<p>Investors should keep in mind that while Microsoft's vast operations come with an enormous market opportunity, the company faces competition from virtually every angle. Most notably, in cloud computing, the tech giant squares off with AWS and<b>Alphabet</b>'s Google Cloud. Undoubtedly, this dynamic has increased social media use. That said, given how much users seem to love Pinterest, it seems likely that many of them will continue their current usage in a post-pandemic world.</p><p>Innovative Industrial Properties</p><p>Innovative Industrial Properties (IIP) is a real estate investment trust (REIT) focused on industrial properties used for growing and processing cannabis, though it also buys dispensaries. As of March 30, it owned 68 fully leased properties in 18 U.S. states where marijuana is legal for medical use.</p><p>IIP stock is the least risky among the pure-play cannabis stocks, in my view. The company is profitable and also has significantly raised its dividend each year. Shares are currently yielding about 3%. Nearly all other pure-play companies in themarijuana sectorare bleeding cash.</p><p>As long as IIP remains successful, investors can count on it paying a dividend. REITs must pay out at least 90% of their income as dividends to shareholders in return for their special tax treatment.</p><p>In 2020, IIP's revenue soared 162% year over year to nearly $117 million, EPS share surged 61%, and adjusted funds from operations (AFFO) per share jumped 53%. AFFO is a key profitability metric for REITs and drives dividend changes.</p><p>Peloton</p><p>Peloton is the leading maker of connected home-exercise equipment, specifically bikes and treadmills. It's currently only in the consumer market, but its acquisition of Precor -- announced in December and expected to close early this year -- will enable it to enter the commercial market.</p><p>Owning Precor will also provide a second key benefit to Peloton -- it'll help it more quickly build its domestic manufacturing capabilities. The lack of such capabilities has resulted in Peloton having ongoing supply-chain issues, resulting in delivery windows that are longer than ideal.</p><p>In early February, Peloton reported powerful results for its fiscal second quarter of 2021, which ended on Dec. 31, 2020. Its revenue soared 128% year over year to $1.065 billion, and EPS came in at $0.18, versus a loss of $0.20 per share in the year-ago period. Both results beat Wall Street's expectations.</p><p>Moreover, management raised its outlook for full-year fiscal 2021. It expects revenue to grow at least 126% year over year.</p><p>Peloton's business has gotten a big boost from the pandemic. Granted, the company's sales growth is likely to slow once the global health crisis is over, as some people will return to working out at gyms and forego buying home exercise machines. But it still has considerable long-term growth potential.
